Hybrid has a demonstrated track record of working with partners to build upon existing value. Because of his experience in developing complicated projects, South Broadway Properties LLC brought Josh Neiman and Hybrid onto their team in 2008 to help rejuvenate an existing project. South Broadway had assembled more than 40 properties in historic Fells Point and needed the expertise to refine and implement a development plan. Hybrid suggested bringing the proposed development into scale with the existing historic neighborhood by reducing the height of the proposed development while at the same time, increasing density through smaller, well- designed market-rate apartment units and 35,000 square feet of retail at grade. 

Hybrid’s proposal saved money and time by converting the design from heavy construction to the faster and less expensive “stick frame” construction while simultaneously adding more people and street life to this vibrant neighborhood. The project, which was completed in 2014, has more than 150 apartments plus 35,000 sq. ft. of retail and will revitalize a crucial corridor in the City
